    If your emergency relates to flooding or immediate safety or property threats, other than those listed above do the following steps:


    1. Contact your Resident Manager first 
      If your manager is not immediately reachable by phone, please leave a voice message indicating the nature of your emergency.

    2. Call KBC Management, Inc at 503-227-0305 extension 9 and follow the instructions for leaving a message relating to your emergency for our paging system.


    PLEASE NOTE: non-emergency messages left on this extension will NOT be responded to as an emergency.

Maintenance Requests

Maintenance Requests should be submitted through your tenant portal. Click Here To Access Your Tenant Portal.

Follow these steps below for submitting a work order to ensure proper notification is received by the building manager:

  1. Login to your portal and ensure you're in the correct unit
  2. Select "Maintenance" in the menu
  3. Click on "Request Maintenance" and include the issue, the room it's located in and any photos you can take 

Lease Cancellation Policy

  • If a Tenant moves before the end of the lease agreement, for any reason, a Cancellation Fee of 1.5 times the monthly state rent will be due.
  • In addition to the lease break fee, a written 30-days notice of intent to vacate is required. The Tenant will be financially responsible for lease payments for a period of thirty (30) days from the day the written notice is received by a KBC Management, Inc. representative.
  • The lease cancellation fee is due regardless of when the apartment is re-rented.

Transfer Policy

Residents are allowed to transfer to a vacant apartment within the same apartment building. Leases are only valid at the current property and cannot be transferred to another KBC property***
In order to transfer, the following conditions must be met and steps taken:

  1. In order to be considered for the transfer, the Resident must be in good standing with KBC Management, Inc. in the current apartment occupied. For example, there may not be outstanding balances, late payments, or noise complaints.
  2. The Resident must apply and qualify for the new apartment per the KBC Management, Inc. Rental Criteria. (See Rental Criteria and Evaluation Process)
  3. A written Thirty (30) Day written notice must be given for the apartment currently being rented. You may be obligated for both units at the same time, depending on the new unit's availability date.
  4. If the Resident is currently obligated to a lease, the lease will be cancelled as of the date of the transfer. No lease penalty will be assessed; however a new lease will be required for the apartment being transferred into.
  5. To secure the new apartment, a $500.00 Execution Deposit must be paid, an Agreement to Enter into Lease and a new Lease Agreement must be signed.
  6. The following will be required by the new apartment’s lease commencement date:
  7. A new refundable security deposit.
  8. Balance of the first month’s rent. (Resident must pay the full month’s rent for the new apartment. The second month’s rent shall be prorated).
  9. No advertised specials for new residents will be honored for transfers.
  10. The security deposit for the old apartment will be refunded less any charges within thirty days of vacating the old apartment. Security deposits cannot be transferred.

Pet Policy

Pet policies vary by property and must be confirmed in advance. When permitted:

  • 1 DOG maximum is allowed per apartment
  • 2 pets maximum are allowed per apartment
  • At least 1 year of age; no puppies or kittens.

 

The following breeds, or any mix of these breeds, are not allowed. The purpose of these restrictions is to provide standards to ensure the best possible environment for both pet and non-pet owners. Restrictions are based on breeds that have aggressive character traits and/or exceed 100 pound weight restrictions.
